RISC innovations accessible to all 

EQUIPPED WITH a ten-year budget of Bt6 billion ( 2018 to 2028), the Research & Innovation for Sustainability Centre (RISC) of Magnolia Quality Development Corporation Co Ltd plans to develop green, innovative technology for the construction industry, and upcycle waste to become raw building materials, said the centre's chief adviser Associate Professor Dr. Singh Intrachooto.

In line with its objective of raising the standard of the architecture, construction and property industry, RISC conducts research various partners to build new homes, residential projects or to improve their current premises.
“The centre's work includes technology development, designs, and production of measuring tools to meet current and future needs. We share our findings with any individual or organisation interested in sustainable development in construction. Our centre is, in essence, a public library for sustainable living. All property firms and individuals are welcome to adopt our technology,” he said.
RISC has designed and installed intelligent systems for various functions, such as access and security, energy, indoor air quality, comfort living, smart curtain, sound masking and smart lighting. 
For access and security, RISC's system comprises two categories: the centre's researchers and the public. Visitors are required to apply for access to RISC facilities at the registration machine in the Welcome Hall of its premises. 
The energy system displays power consumption through keeping track of the working areas, lighting and air-conditioners.
Indoor air quality (IAQ) is monitored through sensors and displayed in sub-areas, following changes at every unit by tracking factors such as room temperature, relative humidity (RH), particle mass no bigger than 2.5 microns (PM2.5), particle mass no bigger than 10 microns (PM10), carbon dioxide (CO2), and total volatile organic compounds (TVOC).
For comfort living, the center’s climate is controlled through room temperature and relative humidity with air-draft control.
Smart curtain is run on an app while the smart lighting system is controlled through electronic switches assigned to sub-areas. Automatic switching circuits in locations exposed to natural light enable responsive control. Lighting in the office and working zones is controlled through daylight sensors, which switches on additional lights as needed to raise work efficiency.
“Our work comes in two stages: first we look for sustainability issues, green technological needs, raw materials suitable for all residents, we then develop the solutions or materials under the green and well-being concept. The objective of RISC, despite privately-owned, is to serve the public and the society at large,” Singh concluded.
