Thai banks and BofA link up as global finance meets in Bangkok

As Bangkok hosts the IMF–World Bank meetings, six Thai banks and BofA Securities collaborate on AWC's proposed REIT, putting Thailand's capital market in focus.

As Bangkok hosts the world's leading financial policymakers for the International Monetary Fund (IMF) and World Bank Group Annual Meetings, six of Thailand's leading banks and global investment bank BofA Securities (Bank of America) are joining forces with Asset World Corp (AWC) on an initiative aimed at strengthening the country's capital market.

The collaboration centres on the proposed initial public offering (IPO) of AWC Lifestyle Property Real Estate Investment Trust (AWR), which AWC aims to establish as Thailand's largest freehold REIT. Beyond the potential size of the offering, the partnership highlights an opportunity to connect Thai assets with long-term investors at home and abroad.

Bangkok is hosting the IMF–World Bank Annual Meetings from October 12–18, marking the event's return to Thailand for the first time since 1991. Finance ministers, central bankers, development leaders and private-sector representatives are discussing global economic challenges, including how to mobilise private capital to support investment, employment and sustainable growth.

That international agenda provides a timely backdrop for an initiative announced by AWC on October 9, just before the meetings began. Although separate from the IMF–World Bank gathering, the proposed banking alliance reflects a similar focus on bringing financial resources together to support long-term economic development.

Thai banks join forces to strengthen capital market opportunities

The partnership brings together six major Thai financial institutions: Siam Commercial Bank, Kasikornbank, Bangkok Bank, Krungthai Bank, Bank of Ayudhya and TMBThanachart Bank.

They are joined by BofA Securities, part of Bank of America, which has experience in arranging REIT offerings across Asia.

Together, the seven institutions bring domestic banking networks, financial expertise and international capital-market experience to a proposed investment structure intended to make established Thai property assets with Best-in-Class positioning, accessible to a wider range of investors.

For Thailand, the significance extends beyond a single transaction. The involvement of major domestic and international financial institutions could help broaden the country's investment market by providing top quality investment instrument and connecting opportunities with institutional investors and other sources of long-term capital.

A well-developed capital market can provide businesses with more financing options while offering investors a broader range of assets. Property investment trusts are one such instrument, allowing investors to gain exposure to income-generating real estate without purchasing or managing entire buildings.

The proposed collaboration could contribute to Thailand's financial market in several ways:

  • Broader investor access: Combining the networks of leading Thai banks with international investment-banking expertise could help connect domestic property assets with investors in Thailand and overseas.

  • Stronger governance standards: Investment structures with independent oversight, transparent management and performance-linked fees could help reinforce investor confidence.

  • Long-term Real Estate Platform: REITs provide an alternative channel for property investors, while enabling Real Estate developers to unlock asset value and realise capital gains, reinvest in future development pipelines, and achieve sustainable long-term growth - thereby supporting broader economic growth.

The participation of leading financial institutions reinforces confidence in the offering and supports the development of a high-quality REIT platform, backed by strong fundamentals, transparent governance, and long-term growth potential.

Global financial attention brings new opportunities for Thailand

The banking alliance comes as Thailand's stock market has shown renewed strength. The Stock Exchange of Thailand (SET) Index had risen 24.87% since the beginning of 2026 as of October 15, reflecting a substantial recovery in the benchmark index.

The improvement provides a more favourable backdrop for companies considering capital-market transactions, although broader market gains do not necessarily translate into demand for individual offerings.

Against this backdrop, the cooperation between six leading Thai banks, BofA Securities and AWC illustrates how domestic financial institutions and international partners can work together to develop new investment opportunities.

Attracting long-term capital requires more than bringing large assets to market. Investors also need confidence in the quality of the underlying businesses, the transparency of investment structures and the ability of those assets to generate sustainable returns.

This is particularly relevant to Thailand's tourism and property sectors, where established destinations and lifestyle commercial developments can offer investment opportunities linked to the country's broader economic activity.

If structured and managed effectively, such investments could also support further development in major tourism destinations, with potential benefits for local businesses, employment and surrounding communities.

The challenge is to ensure that capital-market growth translates into lasting economic value rather than being measured only by the size of individual transactions.

AWR provides a platform for the banking partnership

AWR is the proposed investment vehicle at the centre of this collaboration, bringing together properties developed and managed under AWC's long-term business strategy.

AWC plans an initial investment value of up to 51.388 billion baht, with a portfolio comprising five landmark freehold properties: The Empire in Bangkok, Banyan Tree Koh Samui Hotel, Banyan Tree Krabi, Meliá Koh Samui and Pattaya Marriott Resort and Spa.

The figure represents the planned initial asset investment, rather than a confirmed amount to be raised through the IPO.

For more than a decade, AWC has focused on developing and repositioning properties in locations with long-term potential. Its strategy includes partnerships with international hospitality brands such as Banyan Tree, Meliá and Marriott, alongside continuous improvements intended to strengthen operating performance and asset value.

According to AWC, its resort operations have achieved sustained growth with a compound annual growth rate (CAGR) of over 20% in operating performance, while The Empire, its lifestyle commercial landmark in Bangkok's central business district, has achieved a retention rate of up to 99%.

These operating results form part of the rationale behind AWR, which AWC describes as a freehold sustainable REIT designed to combine established property income with opportunities for future expansion.

The proposed structure includes several features intended to support long-term investment quality:

  • Landmark freehold properties: Five established commercial and hospitality assets in Bangkok, Koh Samui, Krabi and Pattaya.

  • Independent governance: 60% of directors would be independent, with appointments jointly agreed with the trustee.

  • Performance-linked management: Management fees would be tied to growth in distributions per unit (DPU), aiming to align the interests of the manager and unitholders.

  • Future investment opportunities: A proposed right of first refusal (ROFR) covering nine additional properties, alongside a broader pipeline of 48 projects within AWC's existing portfolio and potential future developments.

AWC expects the trust's longer-term growth to come from improvements in property operating performance, potential long-term value appreciation in freehold asset values and acquisitions that could expand the portfolio.

However, the additional properties remain potential investment opportunities rather than committed acquisitions, and future returns will depend on market conditions and actual operating performance.

Quality investment structures could shape Thailand's next chapter

The proposed AWR offering provides a practical example of how cooperation between Thai banks, international financial institutions and property developers could contribute to a deeper and more diversified capital market.

The wider objective is not simply to introduce another large investment product, but to demonstrate how established assets, financial expertise and governance standards can work together to support long-term capital formation.

The initiative also offers a domestic perspective on one of the issues being discussed at the IMF–World Bank meetings: how private capital can be channelled into productive investment and sustainable economic growth.

Asset World Corp REIT Co., Ltd. submitted the registration statement and draft prospectus for AWR to Thailand's Securities and Exchange Commission on September 29, 2026. The proposed offering has yet to be launched, and investors should consult the official prospectus for details of its terms and risks.

The significance of AWR will ultimately be determined not only by its potential scale, but by the quality of its assets, sustainable operating performance, governance, valuation discipline and ability to deliver long-term value to unitholders.

As global financial leaders gather in Bangkok, the collaboration between six leading Thai banks, BofA Securities and AWC offers an example of how Thailand's financial sector is seeking to turn investment opportunities into longer-term market development.
