Plan is being assessed, CPB says
Vendors at Chalermlarp Pratunam Market can continue business if their marketing and development plans are approved by the Crown Property Bureau (CPB), despite a developer having secured a long-term lease of the market area, a senior CPB official has said.
“Even though the contract has been signed between the CPB and Platinum Plaza Ltd, the land has not yet been handed over to the company,” Veena Porananont, head of Special Projects Division said.
A lease of the market from the CPB ended a few years ago but was extended periodically.
Veena said the CPB was not denying the right of existing vendors and renters based at the Chalermlarp Pratunam Market, but analysing their marketing plans and proposed development project they submitted on February 15.
“So far their plans are merely about renovation, but will not include demolition of the existing structure of the shophouses and marketplaces,” Veena says. “What needs to be analysed [by the CPB] is whether the post-renovation plans will be safe, and how many years they can last,” she said.
About 51 per cent of vendors, showed interest in continuing their businesses at the Chalermlarp Pratunam Market and submitted plans on February 15, pending approval by the CPB leadership on their future.
“It will take the CPB three or four weeks to complete its analysis into their marketing and development plans,” she said.
Veena said the Chalermlarp Pratunam Market was the CPB’s first in which the agency “cares most” about the vendors and others to be affected by the end of the lease. There is a reduction in rents by half the rates for various periods ranging from six months to three years. Other help includes free provision of space at nearby Phetchaburi Sois 25, 27 and 29 for four years.
