Strong Q2 pushes residential presales past first-half targets

Leading property firms' presales exceeded estimates in the first half of the year thanks to the recovery of the housing market in the second quarter from the sluggish performance in the first quarter, which was still in shock from the 2011 flood disaster.

For example, Pruksa Real Estate showed presales worth Bt12.7 billion in the first six months of 2012, about 27 per cent above its estimate of Bt10 billion.
Sansiri showed presales worth Bt20.6 billion in the first half, more than 50 per cent of its full-year presale target of Bt36 billion.
LPN Development posted presales worth Bt11 billion, about 10 per cent higher than forecast, thanks to strong demand for its condominiums under the “Big Shock’ campaign to celebrate its 23rd anniversary last month.
Supalai met its first-half presale target of Bt8.5 billion.
Prasert Taedullayasatit, Pruksa Real Estate’s director and chief business officer, said the demand to buy homes recovered strongly in May and June, especially for townhouses and detached houses.
The company also transferred homes worth Bt11.5 billion to its customers in the first half, up to 90 per cent of them low-rises and the rest condominiums. That ratio indicates that demand for low-rise houses and townhouses has recovered since the flood.
Sansiri president Srettha Thavisin said the fact that it had already met more than half of its full-year presale target meant customers who had delayed their decision to buy last year because of the flood had renewed confidence to make their purchases.
Given this evidence of strong market recovery, the company plans to launch 21 new residential projects worth Bt26.6 billion in the current second half of the year.
LPN Development managing director Opas Sripayak said the company had set a presale target of Bt16 billion for this year after posting presales of Bt11 billion in the first half. However, it may exceed the target, because LPN plans to launch seven new condominium projects worth a total of Bt10 billion with a combined 8,000 units in the second half to cash in on strong demand for condos priced lower than Bt2 million.
