Bangkok, Sorapoj Techakraisri, Chief Executive Officer of PACE Development Corporation Public Company Limited, shared his perspective on the evolving meaning of luxury residential living at the Financial Times: Business of Luxury Summit – Asia Edition in Bangkok.
Drawing on NIMIT Lumpini Park North, PACE’s ultra-luxury freehold residential development overlooking Lumpini Park, Sorapoj discussed how uncompromising quality, genuine scarcity and wellbeing contribute to creating homes of enduring value. His remarks explored both the physical qualities of a residence and the experience of living within it, reflecting PACE’s commitment to architectural excellence and a long-term approach to development.
“Luxury real estate is probably one of very few categories of luxury that is also an investment. People often acquire these properties once in a lifetime with the expectation of enduring value. As a real estate developer, I would therefore like to replace the word ‘luxury’ with ‘quality’,” said Sorapoj.
For PACE, successful luxury residential development rests on two foundations: uncompromising quality and true scarcity. Sorapoj emphasised that prime location and attributes that cannot readily be replicated remain fundamental to a property’s long-term appeal, even as market conditions and consumer expectations evolve.
At NIMIT Lumpini Park North, this begins with a rare freehold address on Langsuan, overlooking Lumpini Park, the Royal Bangkok Sports Club and beyond. The location provides the setting for residences conceived around privacy, generous living spaces and a lasting connection to the city’s green landscape.
Sorapoj also stressed that sophisticated buyers increasingly look beyond appearances. While aesthetic elegance and innovative design remain essential, the quality of a residence extends to what lies behind the walls, above the ceilings and beneath the floors. Its structure, engineering and building systems are integral to how it performs and ages.
“All these things have to meet the highest international standards, be well executed and be built to last for a long time. To me, that is what real luxury is all about,” he added.
At NIMIT Lumpini Park North, international engineering consultancy Ramboll provided multidisciplinary engineering services from concept through to detailed design, supporting the integration of the project’s architecture and building systems.
Wellness formed a central part of the discussion, with Sorapoj exploring how luxury residential living is evolving beyond physical amenities towards a more holistic consideration of residents’ wellbeing.
“In the past, developers thought luxury wellness meant building hardware — a grand pool or a high-end gym. But the true luxury is the software behind it,” Sorapoj said.
Through “Wellness at Home by Chiva-Som”, NIMIT Lumpini Park North brings Chiva-Som’s holistic wellness expertise into the residential setting. The collaboration reflects PACE’s ambition to make wellbeing part of everyday life at home, supported by expertise that extends beyond the provision of facilities alone.
Sorapoj highlighted nutrition, sleep and overall wellbeing as examples of the considerations shaping how people want to live. His discussion emphasised the importance of the knowledge, services and personal attention that give a wellness offering its substance.
“It’s about helping you live better, and hopefully longer, where it matters most,” he noted.
Sorapoj also discussed the relationship between developer, architect and designer in translating a vision into a residential experience.
NIMIT Lumpini Park North is designed under the architectural concept of ACPV ARCHITECTS, the leading Italian architecture and interior design practice founded by Antonio Citterio and Patricia Viel, with The Beaumont Partnership serving as project architect.
Sorapoj highlighted the breadth of ACPV’s contribution, extending from the overall architectural concept to material selections, kitchen design and shared facilities, including the gym and the selection of its equipment. This integrated approach connects the building’s architectural vision with the spaces and details residents experience every day, reflecting PACE’s emphasis on quality at every scale.
During the session, Sorapoj also unveiled The Penthouse at NIMIT Lumpini Park North, a distinctive residence within the development. The Penthouse features a selection of fabrics and furniture from Loro Piana Interiors, Loro Piana’s division dedicated to the creation of textiles and furnishings for interior spaces.
Throughout the discussion, Sorapoj maintained that, even in a challenging real estate landscape, discerning buyers continue to appreciate rare properties that combine meaningful innovation with lasting quality. Ultimately, the success of a luxury residence is demonstrated through the way it ages and continues to serve its owners.
“Luxury takes time to be understood, much like the world's finest luxury houses. It’s ten years down the line when you see how a building ages, and that’s probably when you’ll understand the true philosophy of luxury. Real estate developers who stay committed to real quality will always endure,” Sorapoj concluded.
