Greater Bangkok has housing inventory for 18 months

There are currently 106,900 housing units worth about Bt320.7 billion available in Greater Bangkok, an inventory that will take about a year and a half for the market to absorb.

The absorption rate averages 80,000 units a year. New launches next year are excluded from the calculation.

A survey by the Real Estate Information Centre of Government Housing Bank found that as of October, there were 1,078 residential projects in the market (only those that had sold at least six units were included in the survey). The total number of units was 298,700.

Of these projects, 743 were for detached houses and townhouses, totalling 151,000 units, 89,000 of which had been sold, with the remaining 62,000 units counted as unsold inventory.

The other 335 projects were condominiums with a total of 147,700 units worth Bt490 billion. More than half, or 102,900 units, had been sold, leaving an inventory of 44,900.

Locations with the highest inventory of detached homes and townhouses were those that were hit hard by last year’s flood. Lam Luk Ka district in Pathum Thani and Bang Bua Thong district in Nonthaburi each had about 9,000 units, while Bang Yai district, also in Nonthaburi, had about 4,600.
