AssetWise Public Company Limited (ASW) is standing firmly behind its location-led growth strategy, arguing that demand in the Thai property market has not disappeared but simply become more selective — rewarding developers with a clear read on where buyers actually want to live.

 

Chief Executive Officer Kromchet Vipanpong said consumer demand for housing remained consistent despite tighter lending policies at financial institutions restricting access to credit.

 

Locations with clearly established demand, he said, continued to draw financially prepared buyers — particularly major tourist cities popular with both Thai and international buyers seeking second homes, a segment set to benefit from the year-end high season.

 

Areas near universities and mass transit lines, meanwhile, continue to attract interest from parents, students, working professionals buying for their own use, and investors alike.

 

"In a market full of uncertainty, we have to plan with extreme care and diversify risk to create balance," Kromchet said.

He pointed to the company's expansion into Phuket three years ago — a high-potential market with what he described as virtually zero cancellation rates — as the clearest proof point behind its sustained growth, describing the geographic diversification strategy as central to spreading risk across the business.

 

He added that ASW remained cautious, closely monitoring market conditions, maintaining financial discipline, managing inventory efficiently, and building an agile organisation capable of adapting to ensure the company moves forward securely.

That conviction is now translating into one of the busiest delivery periods in the company's history. ASW intends to hand over 11 newly finished projects this year with a combined value of 26.76 billion baht — a company record — with recognition spread across every quarter.

 

The third quarter alone is expected to bring in a further 9.8 billion baht from three newly completed developments: THE TITLE Heritage Bang-Tao in Phuket (6 billion baht); THE TITLE Cielo Rawai, also in Phuket (1.2 billion baht); and the transit-orientated Modiz Voyage Srinakarin in Bangkok (2.6 billion baht). These will run alongside continued transfers of THE TITLE Serenity Naiyang in Phuket.

 

Underpinning the strategy is a sales backlog of more than 38.18 billion baht as at the end of the second quarter, which the company expects to recognise progressively through to 2028 — giving it a substantial buffer of secured future revenue even as broader property demand remains patchy.

 

Kromchet added that supportive government measures — including a trend towards lower interest rates, relaxed loan-to-value (LTV) conditions, and reduced transfer and mortgage fees — should make it easier for financially ready consumers to secure housing, reinforcing demand in the locations ASW has chosen to prioritise.

H1 2026 results

The strategy is already showing up in the numbers. ASW reported total revenue of 5.69 billion baht for the first six months of the year, up 57 per cent year-on-year, with net profit climbing 98 per cent to 792 million baht. Efficient cost management helped the company maintain a high gross profit margin of 43 per cent.

 

The second quarter alone contributed total revenue of 3.53 billion baht, up 63 per cent quarter-on-quarter, while net profit rose 145 per cent quarter-on-quarter to 563 million baht.

 

Growth was driven largely by ownership transfers of campus condominiums timed around the new academic term, including KAVE Wonderland (2.55 billion baht) and KAVE Luminous Bangmod (1.2 billion baht), alongside ongoing transfers at university-adjacent projects such as Modiz Vault Kaset-Sripatum (2.2 billion baht) and Atmoz Season Ladkrabang (1.1 billion baht).

 

In the leisure residence segment, THE TITLE Serenity Naiyang in Phuket — developed by subsidiary Rhom Bho Property Public Company Limited (TITLE) — was the primary driver of revenue recognised in the second quarter, valued at 4 billion baht.

 

"ASW has maintained strong positive momentum in both revenue and net profit despite a challenging overall industry landscape," Kromchet said.

 

He noted that the company's corporate credit rating was upgraded to "BBB/Stable" by TRIS Rating in July, which he said reflected its solid financial standing and continued growth potential.
