
Thailand’s property developer Sansiri has established Sansiri Capital, a private equity fund focused on investing in luxury hospitality assets, with plans to acquire full ownership of The Lake Como EDITION in Italy.
The acquisition will give Sansiri Capital a 100% stake in the five-star ultra-luxury hotel, a landmark waterfront property on Lake Como valued at more than EUR200 million (over 8 billion baht).
The deal, involving the asset from global investment groups Bain Capital and Omnam Group, is expected to be completed by the end of September 2026, after which the hotel’s revenue will immediately be recognised by the fund.
The Lake Como EDITION currently records an occupancy rate of more than 70%, with average daily room rates exceeding EUR1,500 per night.
The property features more than 300 rooms, including 148 larger rooms and suites, as well as spa and wellness facilities.
Sansiri said the investment reflects its focus on ultra-luxury trophy assets in global gateway cities and high-demand leisure destinations where supply remains limited.
Napat Thavisin, president of international operations at Sansiri Public Company Limited and managing director of Sansiri Capital, said the acquisition marked an important step in the company’s strategy to develop a new growth curve while improving financial flexibility and diversifying its global luxury hospitality portfolio.
“Taking ownership of The Lake Como EDITION represents an important step for Sansiri in driving a new S-curve, creating financial flexibility and diversifying risks through our global luxury hospitality portfolio,” Napat said.
He added that Sansiri’s investment strategy focuses on ultra-luxury trophy assets in gateway cities and global leisure destinations with strong demand and limited supply, as part of its long-term capital allocation strategy to generate returns for shareholders.
Sansiri has previously expanded its overseas luxury investments, including its investment in the luxury hotel in SoHo, New York, and the development of the Standard International brand, which was later sold to Hyatt Hotels Corporation in a transaction valued at US$355 million.
Napat said Sansiri would continue seeking investment opportunities in luxury trophy assets across leading tourism destinations and key gateway cities worldwide, with the goal of becoming a fully integrated global real estate and lifestyle investment platform.
