Quick launch to boost quarterly sales
With the flood lull behind them, residential developers are rolling out new projects to give a last quarter spurt to sales this year.
SC Asset Corporation Plc is launching three condominiums under the “Crest” brand worth over Bt3 billion this weekend.
LPN Development Plc would start marketing three condominiums worth Bt3.2 billion called Lumpini Condo Town RamindraLadprakrow, Lumpini View Na KleaWong Ammart and Lumpini Mega Bangna.
Vitoon Thanakorn Co Ltd is offering condo units from Bt1 millionBt3 million at Classe’ RCA RatchadaRama 9, worth Bt2.5 billion in total.
Vijittra Thani Group is lining up three lowrise residential projects worth Bt200 million from this year till next year.
Thanakorn Tongcharoen, project manager of Vitoon Thanakorn, said yesterday that demand for condos has gushed up after the flood hit Bangkok and its suburbs, because homeowners now want a second home in case their main residence is inundated.
The company decided to introduce is readytomovein condo project, Classe’ RCA RatchadaRama 9, to serve the rising demand, he said.
Visit Kunatorakul, president and CEO of Realty World Alliance Co, said that after runoff swamped Greater Bangkok, condos became hot properties, especially those located along the routes of the Skytrain and subway.
Suebwong Sukamongkol, CEO of Vijittra Group, said the company would continue to develop lowrise residences, both single family homes and townhouses, because all of its residential projects were situated in areas that did not face any flooding.
Thanks to the dry locations, the company would still record 15percent growth in presales this quarter.
Buying behaviour will change with potential flooding becoming a major concern, while developers will more selective about locations and redesign their residential projects to withstand flood problems.
The three lowrise projects in its pipeline start with the townhouse project called Victoria Private City BangnaTrad at prices starting from Bt1.49 million per unit. The project is worth Bt100 million.
The other two are duplexes under the “Maroun” brand in Chachoengsao and Sa Kaew worth Bt100 million and single family homes in the Vijittra Thani at Private Garden zone starting at Bt3.95 million. That project is worth Bt80 million.
