EMC branches into property with Samut Sakhon project

EMC, a leading contractor for electrical, mechanical and sanitation system engineering, has now stepped into the real-estate industry, spending more than Bt1.2 billion on a mixed-use development project in the heart of Samut Sakhon's Mahachai area.

Covering 16 rai (2.5 hectares) of land, the Landmark Mahachai presents both a community mall and shop houses.
Ready for reservation now, it will spring into full operation from early 2017.
Setthavat Tangvacharapongse, EMC executive vice president, yesterday said the listed company had leased the plot from the State Railway of Thailand under a 30-year contract for the development of the Landmark Mahachai.
The site is located on Nikhom Rotfai Road, close to Nakhon Samut Sakhon municipality.
“Reservations for the project’s shop houses can be made till August 8. Lessees will enjoy 30-year leasehold rights. With the average price at about Bt40,000 per square metre of space, shop-house prices start from Bt8.5million per unit,” he said.
The project comprises 101 shop houses, each with usable space of 210 square metres.
The project’s community mall has four floors, including an underground parking level. Inside will be 61 shops and 43 kiosks, each between 13 and 1,047 square metres.
Setthavat said the Landmark Mahachai project boasted many outstanding points. First and foremost, it sits at Mahachai’s prime location, with Nakhon Samut Sakhon municipality and Mahachai rail station both right at hand.
The project is also accessible from both Nikhom Rotfai and Ekachai roads, with EMC having also bought an adjacent plot to ensure that the project has a direct link to the latter.
The plan is well-designed to improve traffic flow within and to/from the project site, he added.
“In addition, the Landmark Mahachai embraces the mixed-use development theme. It can therefore respond to the diverse needs of shops, businesses and visitors. The project’s community mall will be able to accommodate about 60,100 residents or 18,100 households from Nakhon Samut Sakhon town, responding well to all their lifestyles.
“The project’s shop houses, meanwhile, look set to create a new business district in Mahachai. The project, after all, offers really good choices for entrepreneurs who are interested in opening shops or offices.
“The Landmark Mahachai comes with a prominent and modern design, too. Its architectural features make it well-deserved to be called a landmark. On top of these factors, the project also offers ample parking space, with nearly 600 parking lots,” he explained.
“Moreover, the Landmark Mahachai is being positioned as ‘The Lifestyle Station’. So, it will include well-known shops, restaurants and supermarket. Even better is the fact that we will also reserve some space for locally famous shops, for the ultimate goal of developing the Landmark Mahachai as the centre for all Mahachai residents’ lifestyles.
“The project has already received a very warm response. We are therefore confident that we will be able to sell all our shop houses before the end of this year. The Landmark Mahachai is scheduled to provide full services from early 2017,” said the executive.
