
The Real Estate Information Center (REIC) of Government Housing Bank reported that foreign buyers took ownership of 3,292 condominium units in Thailand in the second quarter of 2026, up 1.4% from a year earlier. The value of those transfers increased 20.2% to 14.803 billion baht.
REIC’s report on second-quarter and first-half 2026 foreign condo transfers, released on September 11, also showed that the combined floor area transferred to foreign buyers in the second quarter rose 8.1% year on year to 145,140 square metres.
Despite the second-quarter growth, foreign buyers accounted for a smaller share of all condominium transfers in Thailand than a year earlier. Their share fell to 10.2% by number of units and 20.0% by value, REIC reported.
Foreign buyers took ownership of 6,533 condominium units across Thailand between January and June 2026, down 8.8% from the same period in 2025. The combined transfer value fell 1.5% to 28.267 billion baht, according to REIC.
Foreign buyers’ share of Thailand’s total condominium transfers also declined in the first half of 2026, to 11.7% by number of units and 21.7% by value, REIC data showed.
REIC said the first-half weakness reflected slower economic activity in Thailand and globally, prompting some foreign buyers to postpone property purchases and investment.
Chinese buyers remained Thailand’s largest foreign condominium buyer group by both units and transfer value in the first half of 2026, despite year-on-year declines in both measures. Their transfers averaged 3.8 million baht per unit, with an average floor area of 38.2 square metres, according to REIC.
REIC ranked the ten leading foreign buyer groups by total condominium transfer value in Thailand during the first half of 2026 as follows: China, Russia, Myanmar, the United States, Taiwan, France, the United Kingdom, Germany, Australia and India.
In REIC’s first-half 2026 breakdown of Thailand’s ten largest foreign buyer groups, Americans recorded the highest average transfer value at 6.6 million baht per unit. Indian buyers acquired the largest condominiums on average, at 72.1 square metres per unit.
Across all foreign buyers in Thailand, condominium transfers in the first half of 2026 averaged 4.3 million baht per unit and 43.9 square metres per unit, REIC reported.
