AWC unveils plans for an urban DreamWorks water park at Asiatique as part of a multi-billion-baht lifestyle expansion in Bangkok

Asset World Corporation (AWC) will add a large DreamWorks-themed water park to Asiatique The Riverfront Destination, chief executive Wallapa Traisorat said on Friday (October 2).

 

It is the newest piece of a development plan AWC announced this week with Unibail-Rodamco-Westfield (URW), the owner of the Westfield brand.

 

The plan involves more than THB 40 billion of investment over five years in Asiatique and Woeng Nakhon Khasem in Yaowarat, adding attractions, hotels and retail to raise visitor numbers and spending. The aim is to lift the earnings of assets that AWC may later sell to its real estate investment trust, Asset World Lifestyle Properties REIT (AWR).

 

Asiatique is on AWR's pipeline list, but none of the projects is in the REIT's first portfolio. AWC therefore carries the cost and the risk for now.

 

 

A retail adviser, not an owner

AWC signed a strategic cooperation agreement with URW. According to the statement, URW will act as an adviser on place-making, retail partnerships, destination marketing and customer experience, with possible Westfield-branded projects later. It is not described as an investor.

The agreement covers three projects:

Asiatique: about 224,000 square metres, with more than THB 22 billion of investment.

Woeng Nakhon Khasem: about 32,000 square metres.

Aquatique Pattaya: about 110,000 square metres.

 

The THB 40 billion figure covers Asiatique and Woeng Nakhon Khasem only. Asked about it at the briefing, Wallapa said the total across the three projects is higher.

What AWC is building

Wallapa said the water park grew from watching families at Jurassic World: The Experience, which opened at Asiatique in August 2025.

 

"We saw families coming and enjoying it," she said. "So we asked why Bangkok does not have a water park in the middle of the city and why there are no resort hotels aimed at families."

 

She said the park will use a DreamWorks theme and aims to draw visitors from abroad as well as Thai families.

 

"It will not be only Thais who enjoy a water park," she said. "We will draw people from around the world to strengthen tourism."

 

She gave no cost or opening date, saying the scale is still being studied. AWC wants enough rides that visitors have no reason to go elsewhere, she said.

AWC has grouped 11 riverside projects under the name "AWC Riverside Journey". Those announced so far include:

Asiatique: a "Blue Dome" moved from the Osaka Expo, due to open in early 2027 as the site of "Avatar: Guardians of Eywa", with Asiatique spending above THB 8 billion.

Charoen Nakhon: MONA Bangkok, a museum built with Australia's Museum of Old and New Art, on about 20 rai.

Cable car: a river-crossing link between the two sites, costing about THB 2 billion and taking about three years.

Hotels: The Hotel Plaza Athénée Bangkok, with 146 rooms and a THB 2.9 billion budget, due in 2028.

Yaowarat: a Kung Fu Panda-themed development built with Universal Destinations & Experiences, with InterContinental and Kimpton hotels and a THB 10.5 billion sustainable loan.

 

At Aquatique Pattaya, AWC and Universal Destinations & Experiences are planning a DreamWorks-themed hotel of approximately 300 rooms featuring indoor and outdoor water parks.

 

According to Wallapa, the proposed water park at Asiatique will follow the same operational model as Aquatique, albeit under a different theme. AWC noted that the Asiatique facility will link directly with Pattaya, creating an integrated travel route 'from river to sea'.

The evidence so far

AWC's 2025 results give the clearest data. Asiatique's visitor numbers rose 27% from a year earlier and 42% from before Jurassic World opened.

 

Retail operating profit rose 25.8%, although total commercial revenue grew only 6.9% to THB 9,602 million.

 

The same approach at The Empire, AWR's office anchor, shows a similar pattern. Its 'EA' rooftop dining hub earned more than THB 444 million in 2025 and THB 116 million in the second quarter of 2026, up 32.3%.

 

The tower's EBITDA margin reached 78% in the first half of 2026 from 73%, but its revenue was almost flat at THB 658 million against THB 660 million.

 

Dining appears to lift profitability and non-rental income more than total revenue.

 

 

What it means for AWR

Two of AWR's nine pipeline assets sit on the riverside: Asiatique and the Plaza Athénée and Nobu hotel precinct. Under AWC's development model, it carries construction and ramp-up risk first and books a gain when a stabilised asset moves into the trust.

 

Only 23% of AWC's THB 170.8 billion property portfolio is classed as stabilised, so the timing of such transfers is uncertain. Buyers of AWR units will pay for appraised value and distributions, not for attractions.

 

AWC's repositioning record shows that rate gains can be large.

 

The daily rate at Meliá Chiang Mai was 430% above its pre-redevelopment level after spending equal to 71% of the property's value.

 

Those figures cover full redevelopments, not attractions alone, and the riverside projects have yet to open.

 

Wallapa said the URW agreement "will help set a new standard for Thai lifestyle projects" and support Thailand's role as a hub for tourism and lifestyle. Whether that standard shows up in AWR's yields will be clear only after the attractions open and mature.
