The area around Phra Ram 9 metro station ranked first among Bangkok locations near rail stations attracting prospective homebuyers and tenants on DDproperty from January to August 2026.
DDproperty’s ranking draws on visitor behaviour on its property website during the eight-month period. It measures interest in buying or renting homes, rather than completed property sales or signed tenancy agreements.
The Rama 9 district’s offices, shopping centres and other amenities underpin its appeal to people buying homes for themselves and those considering property investment. The area forms part of Bangkok’s emerging central business district, often described as the “New CBD”.
Phra Ram 9 led DDproperty’s ranking of areas around Bangkok’s Mass Rapid Transit (MRT) and Bangkok Mass Transit System (BTS) stations for January–August 2026. Thong Lo and On Nut, both on the BTS Skytrain network, ranked second and third.
DDproperty’s top 10 spans established business and employment districts, including neighbourhoods along Sukhumvit Road, and residential areas offering convenient rail access to central Bangkok.
Office buildings, shopping centres and property developments support economic activity throughout the day in Rama 9, while the MRT connects the district with other key areas of Bangkok.
Bangkok’s traditional central business districts have long attracted residents wanting to live close to workplaces and services. As the city expands and rail coverage widens, emerging business districts such as Rama 9 offer alternatives.
For owner-occupiers, the appeal of the Rama 9 area lies in easier travel between home and work and access to everyday amenities. Investors may consider potential tenants employed in the district and nearby business areas.
The expansion of Bangkok’s rail network allows people looking for homes to consider suburban areas with rail services as well as central locations, widening their choices of budget, property size and commuting arrangements.
Transit-oriented development (TOD), which focuses on developing areas around public transport stations, is also playing a growing role in shaping the city and the locations people consider for housing.
However, an address in an emerging business district does not mean every development has the same growth potential. The Bangkok Biznews report highlights the need to compare purchase prices, rents, available housing supply and the actual journey between a property and the station against the buyer’s own requirements.
