A survey by The Nation found that most property firms were launching campaigns, such as offering a waiver of transfer and mortgage fees, free furniture and – in collaboration with the banks – special interest rates for customers who commit to buying a property at the four-day event, which started yesterday at the Queen Sirikit National Convention Centre.
The annual show has been arranged by the Thai Condominium Association, the Thai Real Estate Association and the Business Housing Association.
For example, LPN Development has launched an “All condominium units for monthly instalments of only Bt4,500” campaign at the show.
The offer applies to the first two years of payments for customers purchasing one of 140 units worth Bt180 million combined at 14 LPN condominium projects promoted during the event.
Kanda Group has a “Double special price for 70 plots” promotion, under which it offers free transfer and mortgage fees and provides furniture in a deal worth Bt1 million per unit for those making a purchase during the show.
Sammakorn, meanwhile, also offers free transfer and mortgage fees, as well as free air-conditioning and furniture worth Bt900,000 combined per unit for home-buyers committing to buy at any of its three residential projects – at Chaipruek-Chaeng Wattana, Rangsit-Nakhon Nayok and Ram Indra-Ring Road.
Ananda Development is running the “Ananda One Price Fever” campaign for the duration of the show, offering a single price of Bt950,000 for all units at its 12 condominium projects located close to the mass-transit system.
Vijittra Group is offering discounts of up to Bt500,000 at its residential projects on Bang Na-Trat Road, and targets sales of Bt50 million from this weekend’s event.
“This is the time to buy for anyone planning to purchase a home, as all property firms have launched special promotions to boost sales in the final quarter, after the market in the third quarter dropped when compared with the first half of the year, when home-buyers delayed their decisions following the expiry of the stimulus package at the end of April,” said Prasert Taedullayasatit, president of the Thai Condominium Association.
Moreover, not only can home-buyers benefit from special campaigns, as well as lucky draws run by developers, at more than 100 residential projects worth over Bt100 billion during the event, but they will also get special promotions from firms parading the launch of their new projects – together worth more than Bt200 billion – over the remainder of the year, he explained.
“Most developers delayed launching new residential projects in the first half of the year, when they speeded up sales of their inventory so that customers could benefit from the stimulus package incentive.
“However, they have had to boost sales and launch new projects in the latter half of the year, following a fall in their inventories. This will maintain their sales and support income this year and next,” Prasert added.
The “35th Home & Condo Show” organisers are hoping for more than 100,000 visitors over the four days, generating sales of up to Bt4 billion during the event, while post-event sales worth up to Bt7 billion are also targeted, said Prasert, who is director of the event.
Higher prices next year
Issara Boonyoung, adviser to the Business Housing Association, said now was an opportune time to buy a home, due to low interest rates and relatively stable residential prices, whereas there are signs that prices will increase by between 5 and 10 per cent next year in light of higher land costs following the latest round of construction on the mass-transit network.
Prasert, who is also president of Pruksa Real Estate’s premium department, said his company planned to launch up to 40 residential projects worth around Bt34.4 billion over the remainder of the year.
This should boost full-year presales to Bt51 billion, after the firm recorded presales worth Bt23.6 billion in the first half.
Pruksa Real Estate has also launched a new campaign, in collaboration with TMB Bank, under which it offers a special interest rate of 3.65 per cent for the first three years for home-buyers who purchase homes under the Connect and Baan Pruksa brands at any of its 50 town-home projects around the country.
The campaign, which also entails the waiver of transfer and mortgage fees, runs until the end of this month.
Sansiri, meanwhile, plans to hold its latest marketing campaign, “Sansiri Life Comes Home”, from November 4-6 at Siam Paragon Hall in Bangkok, as well as running it in Hong Kong, Singapore and Taiwan at the same time.
The campaign will offer special prices and interest rates for customers who buy a Sansiri home during the event.
The promotion forms part of the developer’s efforts to boost sales in the final quarter and ensure that full-year presales achieve the target of Bt42 billion.
Presales worth Bt20 billion were recorded in the first nine months of the year.
“We believe our presales and revenue will achieve our targets for the year, thanks to eight new residential projects worth Bt24.5 billion combined being launched in the last quarter, plus our new marketing campaign to boost sales during the rest of the year,” Sansiri president Srettha Thavisin said in a recent press release.
Ananda Development, meanwhile, is running a new “Arden Zero Deals” promotion throughout this month, under which it offers a free-expenses deal worth Bt1 million when transferring town-homes under the Arden brand to customers.
