Thai warehouse operator SIAMJNK is strengthening its facilities and management standards to help small and medium-sized enterprises (SMEs) meet the evolving demands of global supply chains, where operational efficiency, reliability and environmental responsibility are increasingly important.
The company offers strategically located, automation-ready warehouses in Bangkok and neighbouring provinces. It also holds internationally recognised management certifications and has undergone a sustainability assessment. Its approach aims to help Thai businesses improve their operations while preparing for domestic and international expansion.
Operating under the concept "The Best Location For Your Business", SIAMJNK provides warehouse rental facilities for businesses of different sizes, including importers, exporters, manufacturers, logistics operators and emerging entrepreneurs.
Its warehouse business began in 2012 with a 30-year lease covering 19 rai (3.04 hectares) on Chan Road in Bangkok's Sathon district, where 50 rental warehouse units were established.
In 2015, the company expanded into Ratburana, securing another 30-year lease covering 40 rai (6.4 hectares) and developing more than 50 warehouse units.
These investments laid the foundation for SIAMJNK 's boutique warehouse concept formed the basis of its boutique warehouse concept, which emphasises flexible layouts and facilities designed to accommodate evolving business requirements.
A central feature is compatibility with automated storage and retrieval systems (ASRS), which use automated equipment to store and retrieve goods, reducing reliance on manual handling and supporting more efficient inventory management.
SIAMJNK has employed specialist designers and engineers to develop warehouses with heights of 12–15 metres and floors capable of supporting loads of up to five tonnes per square metre. These specifications are designed to accommodate machinery, robotic equipment and automated storage cranes as tenants' operations expand.
Wide internal roads provide access for large trailers, while 24-hour security and closed-circuit television (CCTV) systems help safeguard warehouse operations.
The company has also invested in solar panels at its developments to reduce electricity consumption and greenhouse gas emissions, supporting tenants seeking to improve their environmental performance.
Location remains central to SIAMJNK's business model. Its developments are positioned near Bangkok's commercial districts, expressways and major distribution routes, helping businesses improve transport efficiency and manage logistics costs.
Its existing and planned warehouse projects include:
This combination of existing and planned locations is designed to accommodate different operational needs, distribution requirements and business expansion plans.
Alongside its warehouse infrastructure, SIAMJNK has obtained ISO 9001 and ISO 14001 certifications, demonstrating its adoption of internationally recognised quality and environmental management systems.
ISO 9001 establishes requirements for quality management, including consistent processes, responsiveness to customer requirements and continual improvement.
ISO 14001 focuses on environmental management, including resource efficiency, waste handling and the identification and management of environmental impacts.
For warehouse tenants, these management systems can support more reliable services, reduce operational errors and improve consistency in facility management.
SIAMJNK has also undergone a sustainability assessment conducted by EcoVadis, a provider of business sustainability ratings.
EcoVadis reports that it has rated more than 175,000 companies across over 230 industries in more than 180 countries.
The assessment examines corporate practices in four key areas: environment, labour and human rights, ethics, and sustainable procurement. EcoVadis ratings help businesses evaluate suppliers' sustainability performance, identify areas for improvement and promote responsible procurement throughout international supply chains.
For SIAMJNK, the assessment marks a further step in aligning its operations with the sustainability expectations of customers and international business partners
SIAMJNK's WLUBHOUSE project in Ratburana won the Innovative & Boutique Warehouse category at the FIABCI-Thai Prix d'Excellence Awards 2025, recognising its approach to combining warehouse operations with shared facilities designed to support tenants' business activities.
At the development, WLUBHOUSE provides a shared clubhouse where tenants can welcome clients, hold corporate meetings and organise marketing activities. The site also features a restaurant beside the Chao Phraya River and recreational space, reflecting the company's efforts to create a more welcoming environment for businesses and their visitors.
Thiti Kanthamanond, chief executive officer of SIAMJNK, explained that the company had developed its services around three main tenant requirements: location, security and facilities, complemented by design and flexible services tailored to changing business needs.
The company serves both large corporate customers and growing SMEs, including newer entrepreneurs seeking to move from smaller or older storage premises into professionally managed warehouses. Its approach is intended to help tenants improve their operations while providing facilities suited to different stages of business growth.
To strengthen its offering, SIAMJNK provides professional engineering advice on warehouse layouts, forklift services at no additional charge and the Dotify maintenance management system, which enables tenants to submit repair requests and monitor progress in real time.
The company also organises annual firefighting and evacuation drills in cooperation with Bangkok's disaster prevention authorities and supplies first-aid kits to individual rental units. These measures complement its warehouse security and tenant support services.
In August 2025, Thiti outlined an ambition to expand SIAMJNK's business into other markets in the Association of Southeast Asian Nations (ASEAN) within three years, building on the company's experience in developing urban warehouse facilities in Thailand.
Singapore was among the markets being studied because of its limited urban space and advanced technological infrastructure. Thiti also pointed to government-supported business-matching opportunities involving Vietnam, where rapid urban development could create demand for modern warehousing and experienced logistics operators.
He identified continued growth in e-commerce, urban development, manufacturing relocation and advances in technology, including artificial intelligence, as factors encouraging businesses to adopt more modern and flexible warehouse facilities.
These trends were seen as opportunities for SIAMJNK to apply its experience in warehouse design, management and tenant services to markets beyond Thailand.
SIAMJNK expects Thailand's position as a regional transport and logistics hub to support continued industry growth and demand for modern warehousing and distribution facilities.
The company plans to continue improving its services, infrastructure and business solutions while maintaining its focus on quality management and environmental responsibility.
By combining modern warehouse facilities, professional tenant services and its longer-term expansion ambitions, SIAMJNK aims to help Thai entrepreneurs strengthen their domestic operations and develop the capabilities needed to compete in international supply chains.
