Sansiri's dCondo projects planned for 2012

Property firm Sansiri plans to launch up to nine low-rise condominium projects next year under the dCondo brand, offering units priced below Bt2 million, thanks to the brand's first three projects worth Bt2 billion having sold out this year.

Suriya Wannabuit, executive vice president for the project management and marketing department, told a news conference yesterday that four to six new projects would be launched next year in Bangkok, and another two or three in Phuket.
Sansiri is also studying the feasibility of launching dCondo projects in other provinces such as Khon Kaen and Chiang Mai.
“We see strong demand from this market, because buyers can pay monthly instalments that are near to their rental costs for an apartment,” he said.
Currently, the company has five dCondo projects, with four on Onnuj-Suvarnabhumi, Ram Inthra, Ramkhamhaeng and Charan Sanitwong-Bangkhunnond, and one in Phuket.
The company expects the brand to contribute 10 per cent of its presales target next year. Sansiri has a presales target of Bt30 billion this year and targets average growth of 10 per cent a year.
Suriya said that when the company decided to enter the low-rise condominium market with units priced lower than Bt2 million, it had changed its construction system by integrating the process with contractors and reducing the time to develop condo blocks from an average of 18 months for an eight-storey condominium to just eight months.
The change has helped the company lower its interest costs and generate higher returns.
“This helps us manage the net-profit margin to close to our estimate,” he added.
