Pruksa hits Bt6-bn Q1 presales goal

Pruksa Real Estate's first-quarter presales have achieved the target of Bt6 billion, boosted by sales from the newly launched The Tree Interchange condominium project, which has boosted bookings over the past two weeks.

The company has a full-year target of Bt29 billion worth of presales.
Director and chief business officer Prasert Taedullayasatit told a news conference yesterday formally launching The Tree Interchange at Tao Poon, near the upcoming Blue and Purple electric rail lines on Pracharat Road in Bangkok, that Bt2 billion of the project value of Bt4 billion had already been sold.
The success is put down to strong demand for homes priced between Bt1 million and Bt2 million, he said, adding that demand for housing located close to a mass-transit interchange was particularly strong.
For example, prices of homes situated at the BTS Skytrain’s Siam junction had increased from Bt100,000 per square metre in 2009 to Bt170,000 last year, while condo prices at the Sala Daeng intersection between the BTS and MRT systems had risen from Bt124,000 to Bt250,000 per square metre in the same period.
Prasert said the Tao Poon intersection would be an increasingly popular new destination for housing, with the junction of the Blue and Purple lines scheduled for completion in 2015.
According to research by the State Railway of Thailand, the number of people using the new rail routes at the junction will be 3.09 million per month in 2017, up 17 per cent from the 2.74 million people per month using existing mass transit at the junction last year.
This presents a challenge for property firms to build housing projects at the location, with Pruksa Real Estate having already launched two projects: The Tree Bang Po and The Tree Interchange.
Others developers have also announced plans to launch up to three projects in the area over the next two years, worth more than Bt10 billion in total, he said.
