Asian Property to launch up to 18 projects

Asian Property Development plans to launch 17 or 18 residential projects worth Bt20 billion combined next year, which it hopes will boost annual presales and revenue growth to at least 10 per cent.

Chief marketing officer Vittakarn Chandavimol yesterday said at a press conference held to open its showcase at the “Home and Garden Fair 2012” that half of next year’s new offerings would comprise low-rise residential projects for detached housing and townhouses, and the other half would be condominium projects.
The company already owns land for the development of 15 residential projects next year. It has set aside Bt3 billion to buy undeveloped land for development of the remaining new projects next year, and in 2014, he said.
“Two of the 17 or 18 projects to be launched next year will be luxury detached housing projects offering homes priced at more than Bt15 million per unit. Both projects will be located close to main roads,” he said.
Asian Property is also studying the development of residential projects in the provinces, with a focus on tourist destinations, he said, adding that such a move would expand its customer base beyond Bangkok.
However, it will take one or two years to take such a step beyond the capital, said Vittakarn.
Meanwhile, the company plans to launch three residential projects worth Bt4.75 billion combined in the current quarter: a townhouse project, Baan Klang Muang Nawamin 42, with 494 units worth Bt1.75 billion; another townhouse project, Baan Klang Muang Rama 9-Motorway, with 214 units worth Bt1 billion; and a condominium project on Sukhumvit 39, which will have 100 units worth Bt2 billion.
“Residential projects launched in the current quarter will help boost our presales to the targeted Bt20 billion and our revenue to Bt17 billion for this year,” he said.
Asian Property had 2012 presales worth Bt17.3 billion through to the end of October.
The company has a Bt31.1-billion backlog of already-sold homes waiting to transfer to customers. This will generate revenue this year through to the end of 2015.
Vittakarn said the company had received positive market feedback from its latest corporate campaign, “You Are Our Inspiration”, launched in the third quarter, with customers now more aware of the company’s corporate brand.
The company is continuing to promote the brand under the campaign via a showcase at the Home & Garden Show 2012, which runs until Sunday at Impact Muang Thong Thani.
“We are not targeting sales from this event, but want to show our innovative approach to building homes for our customers,” he said.
