Siam Retail outlines five-year plan

SIAM RETAIL Development Co plans to open 10 new shopping malls and mixed-used projects in Bangkok and upcountry at an expected investment cost of Bt50 billion over next five years, executive director Prasert Sriuranpong said yesterday.

 
In Bangkok, the group has developed Fashion Island Shopping Mall, Terminal 21 Asoke and The Promenade and Life Center. Terminal 21 Korat in Nakhon Ratchasima is scheduled to open its doors as the company’s first shopping mall upcountry on December 19, 2016 Monday.
Under its five-year investment plan, the affiliate of Land and Houses Group plans to open another Terminal 21 complex in Pattaya in 2018 at a cost of Bt7 billion, which will also include a 500-room hotel.
The group is also eyeing more investment opportunities in other provinces such as Khon Kaen, Udon Thani, Ubon Ratchathani, Phuket and Nakhon Si Thammarat, as well as Bangkok.
“We plan to open 10 new malls over the next five years, and the average cost of each project will be Bt5 billion,” Prasert said.
He said some of the additional projects including Terminal 21 Korat would include hotels and other facilities such as residences, convention centres and common halls.
The company has invested Bt6 billion in the Terminal 21 Korat project, set to become the most modern and integrated shopping mall in the Northeastern region.

Most appealing province 
According to the Registration Administration Bureau of the Department of Provincial Administration, Nakhon Ratchasima is one of the most appealing provinces in Thailand for investors. With 2.6 million people, it is the second-most populous province after Bangkok.
In addition, its economic potential is promising as the people in the province enjoy high purchasing power, and it has the highest gross domestic product in the Northeastern region. Furthermore, the province is the centre of tourism in the Northeast, attracting well over 5 million visitors per year.
The province is also continuing development of its infrastructure and transportation system to accommodate the needs of both local and foreign investors and the opening of the Asean Economic Community. 

Infrastructure 
Major road and rail projects are in the pipeline including outer ring roads, the Bang Pa-in Motorway, the East-West Economic Corridor Road Network connecting the Greater Mekong Subregion, the Bangkok-Korat high-speed-rail project, and the Nakhon Ratchasima-Ubon Ratchathani double-track railway project that will eventually extend to Cambodia. 
In the province, The Mall Group has dominated the shopping-centre market for years, while Central Pattana is building Central Nakhon Ratchasima, expected to open in 2017.
Siam Retail Development expects its Terminal 21 Korat complex to attract 55,000 visitors per day and anticipates revenue, mainly from retail-space rental, at Bt700 million in the first year.
Highlights at the Terminal 21 Korat are a 110-metre-high Skydeck and convention hall, sport podium, with 400 hotel rooms in the works.
