Siam Piwat Group, the Thai property developer behind high-end Bangkok landmarks such as Siam Paragon and ICONSIAM, has announced plans for a 10 billion baht ($300 million) megaproject in Phuket.

 

Named ICONPHUKET, the development marks the group's first major commercial move outside the Thai capital as it seeks to capture growing international tourist demand in Southern Thailand. The scheme

 

will serve as the commercial anchor for "Synthesis Ark Phuket", a wider 50 billion baht ($1.5 billion) mixed-use smart city project spanning over 500 rai (80 hectares) developed by CV Group of Companies.

 

Groundwork for the site is underway, with ICONPHUKET scheduled to open its doors in 2029, followed by the complete phase-one rollout of Synthesis Ark in 2032.

 

 

A Hybrid Retail-Attraction Concept

Unlike conventional shopping centres, ICONPHUKET is pitched as a "hybrid retail-attraction and entertainment destination". The group plans to dedicate one-third of the total floor area to 12 indoor and outdoor attractions aimed at international visitors, alongside retail, dining, and cultural exhibition spaces.

 

Over 40 per cent of the site footprint will be designated as open green space. According to Siam Piwat, the complex is designed to showcase the heritage, arts, and local businesses of Southern Thailand’s 14 provinces, acting as a regional gateway to drive trade and tourism spending deeper into the surrounding area.

Economic and Employment Impact

The announcement comes as developers in Southeast Asia increasingly target regional tourism hubs outside primary capitals.

 

Phuket's hospitality and property markets have seen robust post-pandemic demand, underpinned by direct international flight connections and sustained foreign direct investment in residential and leisure infrastructure.

 

Upon completion, Siam Piwat expects ICONPHUKET to draw between 80,000 and 100,000 visitors daily.

 

The broader Synthesis Ark development—which will incorporate residential condominiums, luxury villas, commercial office towers, hotels, and healthcare facilities—is projected to generate between 50,000 and 80,000 direct and indirect jobs across its construction and operational phases.

 

To execute the project's sustainability and master-planning parameters, Siam Piwat has engaged a consortium of local and international engineering and architectural firms, including Urban Architects, P Landscape, Atelier Ten, and Systra MVA (Thailand).

 

The project will integrate smart-city mobility, efficient waste management, and green building technologies to meet regional environmental criteria.

Regional Expansion and Market Standing

Siam Piwat currently holds a dominant position in Thailand’s luxury commercial sector, controlling over 70 per cent of the country's luxury retail space through its flagship Bangkok properties.

 

The company's expansion into Phuket represents a deliberate strategy to diversify its asset base into high-spending tourist enclaves.

 

To support the regional integration of small and medium-sized enterprises (SMEs) within the new commercial hub, the developer collaborated with the Thai Chamber of Commerce and Young Entrepreneur Chamber (YEC) representatives across the 14 southern provinces to draft the "Southern Thailand Vision Master Plan".

 

"ICONPHUKET will serve as a national platform for collaboration, bringing together the public and private sectors, communities, and key stakeholders," Chutrakul added. "Once fully operational, the project will strengthen Phuket and Southern Thailand’s competitiveness on the world stage."
