"We also are negotiating to manage other serviced apartments in Bangkok, which will increase our portfolio for this business this year and next year," managing director Pongsakorn Pongsak said yesterday.
Bliston took over the Somerset Suwan Park View from the Pattamapong family and renamed it the Bliston Suwan Park View. The property was managed by Accor Group until its contract expired last year. Now Bliston manages it by itself.
The company has recorded an 85-per-cent occupancy rate, which shows that demand for serviced apartments is continuing to grow.
Bliston Suwan Park View has 152 units renting for Bt3,000 per day or Bt60,000-Bt70,000 per month. Most of its tenants have long-term leases of six months to one year. Those signing a one-year contract will get free membership to the Suwan Golf and Country Club in Nakhon Pathom.
Encouraged by the results of its first serviced apartment, the company has entered contracts to manage two more properties. The 139 units - 111 at Viva Garden and 28 at Baan K on Sathorn - rent for Bt1,700-Bt2,000 a day or Bt38,000-Bt50,000 a month.
The company became interested in moving into serviced apartments when it saw the demand from expatriates working in Bangkok, of whom about 40 per cent are from Japan, 20 per cent from Europe and 40 per cent from the Middle East, India and North America.
Most of them need to stay between six months and one year at a time, Pongsakorn said.
Bliston Property Management, with registered capital of Bt800 million, is the property-management arm of Suwan Group, which owns the Suwan Golf and Country Club.
