Kanda to enter 2013 with 9 new projects

Kanda Property plans to welcome 2013 by launching nine new residential projects worth Bt6.15 billion at six locations in Bangkok and Phuket under the "I Leaf" brand.

This is the first time that Kanda Property is going into building condominiums as well as entering Phuket, all part of its move to boost its pre-sale growth by at least 10 per cent next year. The firm decided to take aggressive steps in terms of investment for next year based on signs of demand for homes priced between Bt1.5 million and Bt5 million rising in the last quarter, Kanda Property’s CEO and president Issara Boonyoung said.
“Homebuyers who delayed their decision to buy homes last year and in the first half of this year over concerns about the management of the flood crisis are now committing themselves to purchases because they have more faith in the government’s ability to solve problems,” Issara said. The 80-rai I Leaf Park Rama II KM 14, which comprises 379 units of single-detached or double houses worth a total of Bt1.2 billion, and the I Leaf Town Rama II KM 14, offering townhouses at a starting price of Bt1.5 million, will both be launched in February.
The 52-rai I Leaf Town Rama II KM 18 will offer twin houses starting at Bt2.9 million and townhouses at Bt1.6 million. This project has 450 units worth a total of Bt800 million and will be open to pre-sale in April.
Kanda Property’s fourth project, also I Leaf Town, will be located on Prachauthid 90 and offer townhouses at a starting price of Bt1.5 million. This project will have 440 units worth a total of Bt750 million.
The fifth project is I Leaf Town at Lam Luk Ka Khlong 3/2, offering townhouses at the starting price of Bt1.5 million per unit and three- or four-storey home offices starting at Bt3 million per unit. This project will have 338 units worth Bt800 million.
The sixth development, I Leaf Condo Rama VII, will be a 20-storey condominium project starting at Bt1.5 million per unit. The project has 175 units worth Bt450 million in total.
The seventh is I Leaf Condo Kalaprapruk with 300 combined units worth Bt500 million.
The eighth and ninth projects are based in Phuket, with I Leaf Town Phuket offering townhouses at a starting price of Bt1.9 million and I Leaf Condo offering units at a starting price of Bt1.5 million. Both projects, worth Bt350 million and Bt550 million respectively, will be launched in the first quarter of next year. Issara said his company had decided to enter the condominium market to take advantage of the rising demand. “Though this is the company’s first time in the condominium market, we studied and created confidence in our customers by opening up for pre-sale after our project received an environment impact assessment permit. We also use the escrow account system for our customers who book our projects. This is what gives our customers enough confidence,” he said.
Issara said the company was aiming for a 10-per-cent growth next year and is targeting pre-sale earnings of Bt1.2 billion and total revenue of Bt1 billion by the end of this year.
