Univenture goes the green way

Univenture aims to apply green building management to its new real estate projects, including Sathorn Square, after it bought a stake in Golden Land Property Development late last year.

“Being green is one of the milestones in running our business. Park Venture the Ecoplex On Witthayu reflects genuinely our brand philosophy,” president Ornruedi Na-Ranong told The Nation last week.
This effort is expected to help the firm win over local and international tenants that emphasise corporate social responsibility and environmental initiatives to save costs and save the planet.
To manage the “Be Green” project, the company established a special team called the “Energy Experts” at the Park Venture complex. This team has the responsibility to oversee energy-saving programmes with its own staff and tenants in the building.
As the first phase of the “Be Green” project, the company is encouraging and working with all tenants such as Oishi Group, Sri Trang Agro-Industry, MSH International Thailand – a leader in international health insurance, and The Okura Prestige Bangkok to join the energy-saving programme. This programme will also help reduce energy costs for them.
Under this programme, air-conditioners should be set at 25 degrees Celsius, lights turned off when not in use and computer monitors turned down during lunch breaks.
Park Venture is also equipped with green functions. For instance, the building has a large green area and rooftop garden covering 25 per cent of the project area. Inside the building, there are laminated and insulated, three-layer, air-filled glass windows, an indoor air quality-control system, automatic light dimmers, grey water re-treat system.
The building is also equipped with a smart elevator system that will take passengers to their floor faster with only a maximum wait of 40 seconds. The system also provides electricity savings of up to 30 per cent.
Park Venture is 90-per-cent occupied and it charges about Bt1,000 per square metre.
Sathorn Square, which is located by the Skytrain’s Chong Nonsi station, is also green in design with leading-edge energy-saving technology, so it needs to have a special team like Park Venture.
Green designs were among the waves of the future. New-generation tenants are likely to want to live in green-certified buildings. Importantly, this was a key part of its corporate social responsibility and environmental initiatives, he added.
